- Surface wear. Cracking, raveling, and fading over a sound base often suit commercial asphalt paving and resurfacing, or milling and resurfacing where the old surface has to come off to hold grade at curbs.
- Isolated failure. Potholes, failed patches, and soft spots usually call for asphalt patching, including full-depth repair where damage reaches the base.
- Structural failure. Interconnected cracking, movement under loaded trucks, or water standing after a rain can point to a base problem, where replacing that section is sounder.
- Still serviceable. Crack sealing and sealcoating help protect sound pavement. Timely maintenance can help extend the useful life of serviceable pavement and reduce the likelihood of larger repairs.
What affects scope, timing, and cost
Project pricing depends on factors such as pavement area and condition, preparation, access, materials, repair depth, phasing, layout, and scope. Several of these carry extra weight in a multifamily setting:
- Stall count. How many spaces can close at once, and whether overflow parking exists nearby.
- Access. Single-entry communities and narrow drive lanes limit equipment staging and truck turnaround.
- Drainage. Standing water can change both the repair recommendation and the order of the work.
- Season. Paving and sealcoating both depend on temperature, and the Midwestern window is narrower than most budget calendars assume.
- Markings. Restoring line striping after paving belongs in the scope.
