How long should a new commercial asphalt lot last?

In Central Indiana and Illinois, a professionally paved lot lasts 15 to 25 years. However, this requires a management schedule including sealcoating every 3-5 years and annual crack filling.

While May to October is the primary season, our specialized equipment allows us to operate effectively as long as ground temperatures and air conditions meet professional application standards.

Typically, traffic can return within 24 to 48 hours. On particularly hot days, we monitor the surface temperature to ensure it has cooled sufficiently to prevent “scuffing” from vehicle tires.

Milling removes the damaged top layer when the base is still strong. Full-depth reconstruction is required only when the foundation has failed, requiring a rebuild from the soil up.

Standing water indicates poor grading. Water is the primary enemy of asphalt; it seeps into the sub-base and weakens the structure. We use precision grading to ensure proper drainage toward catch basins.
